Birla Estates, the real estate arm of the Aditya Birla Group, is planning an aggressive expansion of its residential portfolio across Bengaluru, Mumbai, Pune and the National Capital Region (NCR), while targeting a tenfold increase in annual commercial rental income to ₹1,500 crore over the next four to five years.
“We are targeting a position among the top three developers in the markets where it operates,” K.T.
Jithendran, Managing Director and Chief Executive Officer of Birla Estates, told The Hindu.
The company will adopt a mix of joint development agreements (JDAs), joint ventures and outright land acquisitions, depending on the location, project feasibility and commercial terms, he said.
While residential development remains its core business, Birla Estates is looking to scale up its commercial office portfolio.
It currently earns about ₹150 crore annually in rental income, primarily from office properties in central Mumbai.
The company aims to raise this to ₹1,500 crore within four to five years, with expansion opportunities in Mumbai and Bengaluru, subject to the availability of suitable locations.
Mr.
Jithendran said the company was not working with a fixed investment target, as capital deployment would depend on land availability, regulatory approvals and valuations.
In the residential segment, Birla Estates is focusing on premium housing, with demand increasingly favouring larger homes, better amenities and community spaces.
The company said more than 90% of the units launched across its projects had been sold.
“There is no sign of slowness in the market as both pricing and absorption remain extremely steady and positive,” he said.
Bengaluru, he noted, was outperforming other major residential markets.
“Bengaluru’s residential market is rocking and very stable.
While other major cities are seeing single-digit growth, Bengaluru’s price and absorption grew by more than 13% in the last calendar year,” he said.
Since entering Bengaluru in 2019, Birla Estates has developed around 8 million sq. ft. of residential space and clocked sales of nearly ₹6,500 crore.
“We are in the process of strengthening our presence in Bengaluru, particularly along the northern and eastern growth corridors, with plans to announce additional projects, subject to land availability and valuations,” Jithendran said.
However, access to suitable land parcels remains a critical factor shaping the company’s expansion strategy, particularly as competition for prime development locations intensifies.
